In addition to normal meeting business there will be two zoning cases on
the agenda.
The cases will involve a presentation and questions and answers with the
presenters. After which the presenters will leave the meeting and the
attendees will hold any additional discussion and finally a vote. Zoning

About two years ago the owner illegally converted the third floor of
this commercial building to apartments and is now seeking to legalize

Time to say goodbye to the Manayunk Historic District. Land owners and
Developers appear to be planning to obliterate the Historic District
Standards and National Historic Standards with a eight-story by 400 foot
residential block.
For 50 years people have nurtured and defended what is Main Street
today. Three and four story buildings with mixed commercial and
residential.
The owners of Littlewood Dye Works at 4055-4061 Main, fifth generation
owners of the Dye Works started in the 1860's. The family closed the Dye
Works after the damage from Hurricane Ida in 2021 and put it up for
sale. The reported asking price over $6,000,000. [2]
This property is on the National Register of Historic Places Inventory
and has been given their highest rating A -- SIGNIFICANT BUILDING OR
STRUCTURE
* The hotel building at Shurs and Main is from before 1850.
* Other mill buildings starting in 1869 when Littlewood's first began
operation.

_Historic Buildings_
The developers are proposing to demolish the entire site except for a
small portion of facade retained as pretend preservation apparently to
appease the Historical Commission.
The Historic District Standards allow a maximum height of 50 feet at
this site (38 feet above the 100 year flood level).
The proposed building will be the largest building ever built on Main
Street by a wide margin, towering over eight stories and 80 feet above
Main Street and 400 feet long.
One of the largest, and we believe the tallest, building on Main Street
(historic or otherwise not counting the Bridge Five abomination) is the
old Mad River at 4100 Main, across the intersection from this property.
The 42' tall by 100' wide building is positively dwarfed by the block
proposed by the developers. [6]

The developer has large lineup of experts and reports purporting to show
that no other project could be viable on this site.
We believe we have already debunked all the, apparently deceptive, straw
man arguments [11], false dichotomies [12], unsupported assertions and
irrelevant comparisons, in these reports, in our letters to the
Historical Commission.
